In 2021 we decided to buy a property at Lake Como.
After extensive internet research due to the COVID lockdown, we managed to visit a variety of objects in May 2021. Of course, we visited different objects with different real estate agents. Big, well knows international agencies as well as small, local family run agencies.
The object we were interested in was advertised by three agencies at completely different prices. This approach was new to us as German buyers as it is confusing to find the same object at very different prices. This makes it difficult to assess adequate local real estate prices and the “right” value for the object. Means: you need to find an agent you can trust!
This was certainly the case with Mrs. Muzzu Martis from the first minute on. Mrs. Martis never persuaded or pressured us in our decision process which we appreciated very much.
All question were answered promptly and extensively, we never felt “pushed”.
Since she is fluent in English and German and also understands the cultures of different buyers this helps the case. The whole process was handled extremely professionally and efficiently from the first visit to the notary signature, which happened within three months and beyond.
Living abroad and having seen the object only twice, it was even more important to gain trust in the Italian “property purchase process”. Looking back, the process with pre-contract, down payment, and dual language support at the notary we found more trustworthy than in our home country. It was a good experience and Mrs. Martis involved the right people.
Since the house was sold furnished, there was also a lot of negotiation with the seller where Mrs. Martis acted as intermediary working towards compromises between us as buyer and the seller.
Mrs. Muzzu Martis did not only feel responsible for the “pre-notary” process but also got engaged positively in the “after-sales”. As we had to do several adaptations and some renovation work, she recommended the right shops, she organized and managed some work around the house which we think is beyond the chores of a real estate agent but very important for non-Italian speaking international buyers.
To sum it up: a complete positive experience and a pleasure! We recommend working with Mrs. Muzzu-Martis and considering a local, family run business vs. an international real estate agency.
